The frame house is made in our proven Canadian technology with 200 mm insulation along the entire contour! Outside, the house is sheathed with imitation timber.     What does it cost us to build a house? Indeed, having a team of professionals and knowledge - building a house from scratch is a matter of time! But sometimes the task is more difficult! We have introductory - an existing foundation, or buildings on the site, extensions to existing buildings and much more! For the Matsuev family, it was precisely such a difficult task. They had a foundation from an old burnt house, and a landscaped area around it! The new house had to be erected in a short time on the existing foundation. Dmitry and his family had a desire to build a new high-tech house. After careful measurements, a project was made that took into account the old layout, but had a new modern form with interesting innovations! The house has an entrance group where you can sit at a table on cozy evenings and a complex but possible exploitable roof in our lane. To implement such a roof, we called on our knowledge and modern building materials LVL beams, built-up roofing and much more to help. Now in the summer on such a roof you can arrange an unusual dinner or watch the stars at night! In the decoration, our architect also emphasized the minimalist and graphic high-tech style. With the advent of children, it was decided to realize the dream, children grow up quickly and in their own house in nature there are many opportunities and fresh air. Having visited our construction sites and received the cost of construction, Dmitry chose us from among many of our colleagues in the shop to complete the project. Our team has embarked on a complex and expressive country project with spacious premises and a garage, large windows and complex architecture. After all, working on a new stylish project is always interesting and a challenge, how to implement all the bold ideas from a constructive point of view, what materials to use? Vladimir bought a plot with picturesque views of the Oka River! Such a view could not be ignored, so a dizzying terrace (51.1 m2) and a large balcony, focused on beauty, became an indispensable attribute of the future home! Vladimir wanted to relax in nature in a wooden house, and it was necessary to build a house in a short time, and the frame construction technology became an ideal solution for such tasks! The house was made even more spectacular by the vertical finish with an imitation of durable larch timber, painted in natural shades with an accentuated wood texture.     It all started with an individual project found by the Customer's family on a European site. It was with him that she came to our office for the first time. We made preliminary calculations for the project, conducted a tour of the existing construction site, shook hands and the work began to boil! The architect improved and adapted the project to the site and the Customer's family; the foreman "planted" the house on the site. Based on the fact of geological surveys, it was decided to put the house on bored piles. The frame has grown in a few weeks, then the roof, insulation, exterior finish! This is the most powerful in its energy and one of the most beautiful places on Earth, where you can still drink water directly from the lake, and on the coast, early in the morning before sunrise, bears come out to drink. The tourist season on Baikal is short, you can not swim in the lake everywhere - the water is very cold and warms up only in the middle of summer. But people come here not for a beach holiday and water treatments. There are almost no places for "seal" pastime: on the shore of mountains and rocks, the length of the beaches is small. “But Baikal is fascinating. Mountain air saturated with the scents of centuries-old cedars, diversity of birds, gullible squirrels, ringing silence, fresh nights even in the middle of summer, and at night the sky is so clear and close that it seems as if you can touch the stars with your hand,” the vice-president of the development company admires “ Khimki-Group" Dmitry Kotrovsky.

Indeed, many who come here as tourists have a desire to return to Baikal, and those who have the opportunity - to their own real estate, which is considered not so expensive to maintain in winter. But the choice of objects among those available on the market is very small, and the construction and operation of a house may be beyond the power of buyers who are not aware of the specifics of this region. Conventionally, the coast of Baikal in terms of real estate can be divided into two categories - civilized and exotic.

Listvyanka: the tourist mecca of Baikal.

Historically, the most popular and modern village on the lake is Listvyanka. The determining factor, of course, was the transport accessibility of this settlement: in just an hour you can drive here by car along the Baikal Highway from the regional center - Irkutsk. In Soviet times, hotels and sanatoriums were located here, where rare foreigners stayed, there were museums, a limnological institute, etc. But even after the restructuring, the village was actively developing: business was happy to invest in the construction of hotels and private hotels, and the local authorities tried not to launch the infrastructure. So Listvyanka today looks quite civilized, in any case, tourists come here actively and with pleasure.

“Seasonal rent in Listvyanka is expensive, in the high season the demand here always exceeds the supply. A detached one-story house with two or three rooms costs 10-15 thousand rubles a day, a two-story house with 4-5 rooms, with amenities and a bath - 30-40 thousand rubles a day, in private hotel complexes, free-standing one-room houses are offered for 5-8 thousand rubles per day, - Dmitry Kotrovsky notes, - Moreover, it is characteristic that most rental offers have a minimum set of amenities, or even without them: there is a water protection zone around Baikal everywhere.

In the 1990s and early 2000s, Muscovites bought country houses on Lake Baikal, simply “to have it”. Moreover, it was quite difficult to find a high-class object for purchase, since the segment on the shore of the legendary lake was small then and now. For example, in Listvyanka, almost at the edge of the lake, there are less than a dozen large country houses with small plots (the coastal line in this place is very narrow), which are not inferior in terms of their consumer characteristics to houses on the prestigious highways near Moscow (800–1000 sq. meters, central communications) . Local residents know for certain that some of them were “bought by Muscovites”. “Moreover, these houses are often not even used as hotels, but simply stand idle for most of the year,” says Dmitry Kotrovsky.

According to the managing partner of Blackwood, the only premium class offer on the primary market is Baikal Hill Residence, which is being built 400 meters from the lake shore. Three-level houses will be located on four sites, the first of them (for 30 apartments) is going to be put into operation at the end of 2014. The complex provides underground parking for cars, ATVs and snowmobiles, the roofs of the buildings will be equipped with viewing platforms. The cost per square meter here varies from 110 to 120 thousand rubles, the area of ​​apartments - from 37 to 47 square meters. meters. By the way, buyers are provided with an additional option - property management during the absence of owners, including renting out their apartments.

By the way, the developer of the project does not particularly count on the local audience: for this money, Irkutsk residents can buy a “kopeck piece” in the historical center of the city, and those of them who are not afraid of the distance to Listvyanka (after all, by local standards it is very far from Irkutsk), rather buy land and build a house or hotel on it. “The main buyers of the complex are Muscovites and residents of other regions of Russia who consider the purchase as an investment or simply want to have real estate in this place,” notes Konstantin Kovalev.

In the secondary market, the offer is also very limited. “In the summer, only a four-story mansion with an area of ​​700 sq. meters on 11 and a half acres (in addition to the main building on the site, there are three more two-story houses) for 79 million rubles. Despite the fact that this object was offered as a cottage, it can be assumed that this is more of a mini-hotel,” said Elena Kaburgan, General Director of the Razvitie Academy of Sciences. According to her, the cost of real estate class "premium" starts from 25 - 30 million rubles.

By the way, buyers of cottages and apartments in Listvyanka should not count on virgin nature and the sight of bears wandering to a watering place in the morning. For such extreme sports, you need to go to exotic Baikal.

Baikal "secondary".

Resale real estate on civilized Baikal, in the villages along the Baikal tract, can be divided into three categories. Small dachas - a legacy of Soviet times or village houses (in the villages of Bolshaya Rechka, Nikola, Angarskiye Khutor). Wooden cottages rebuilt from dachas or erected in their place in dacha cooperatives. And cottages built "from scratch" on a previously empty site. “The cost of dachas on Lake Baikal or in the villages closest to it is from 1 million rubles, more permanent houses made of timber - from 2 million rubles, the maximum price can reach 50 million rubles (there were such offers on the secondary market), which is due not so much to the area and the characteristics of the house, as well as the unique location of the land,” notes Dmitry Kotrovsky. Each village has its own specifics. In Nikola, for example, there are excellent private hotels and premium-class cottages with a full range of infrastructure, up to helipads, at prices ranging from 15 to 30 million rubles. Real estate is simpler will cost 3.5 - 6 million rubles (area 100-200 square meters). There are practically no hotels in Angarskie Khutori, and the prices for houses are comparable to Nikola.

Exotic: Helicopter, boat or ferry shooting.

Exotic Baikal is also different. In the southern part of the lake is the dying Baikalsk, which, after the closure of the pulp and paper mill, finally turned into a hole with homeless people on the streets. Although not far from it is a thriving ski resort on Mount Sobolinaya.

Port Baikal, located literally opposite the civilized Listvyanka and possessing the same or even more interesting set of species characteristics, has also fallen into decay. In contrast to the more successful "neighbor", the hallmark of this village in recent years has become dilapidated houses and streets covered with garbage. One hotel was built here, but it is not in great demand. The main problem is transport, as you can get there either by ferry or by train, which runs once a day. By the way, this train, popularly referred to as “motanya”, was exotic even 20 years ago, because it goes to Port Baikal from the village of Slyudyanka along the single-track of the old Circum-Baikal Railway (Circum-Baikal Railway), through numerous tunnels and viaducts built at the beginning of the last century *.

Another well-known place for tourists is the delta of the Selenga River, administratively this section of the Baikal coast already belongs to Buryatia. There are many camp sites and private hotels, but there are practically no prestigious housing, even by Irkutsk standards. “There is a “premium” in the understanding of the residents of Buryatia, but, of course, very modest real estate,” Elena Kaburgan notes. In the north of Lake Baikal (Severobaikalsk, Nizhneangarsk), where there are very beautiful, picturesque places, high-quality cottages have appeared in recent years, but they are built mainly by local residents and just for themselves, not for sale.

The most popular tourist enclave after Listvyanka is the coast of the Small Sea (a strait formed between the mainland and Olkhon Island). Here you can buy a plot of 10-15 acres from 1 million rubles. There is practically no ready-made housing, these territories are just beginning to be developed. “Basically, of course, there are camp sites, the offer on Olkhon is single. By the way, in the season there is such a queue for the ferry that sometimes it comes to shooting. The winners are only those who can afford to fly here by helicopter,” says Elena Kaburgan.

There are three elite places on the Small Sea - Burun-Khagun, Zuun-Khagun and Kurkut Bay. This is about 260 km from Irkutsk, and the road, as they say, leaves much to be desired, in any case, it certainly is not suitable for premium cars. Houses are built mainly of wood, there are practically no brick ones. For the most part, these are cottages measuring 10x12 meters or about 250 square meters. meters, sometimes a guest house and a bathhouse, traditional for Siberia, are additionally erected on the site. The cost of such houses is 3.5-5 million rubles. “There are even places here, popularly called “Muscovites' dachas”, of a fairly high class, but in my memory such objects did not go on the market, that is, for open sale. Perhaps their owners changed, but the sales were clearly carried out among their own, ”adds Elena Kaburgan.

And, finally, among the owners of real estate on Baikal there are completely misanthropes who build their own houses in the complete absence of civilization and infrastructure. For example, at Cape Zavorotny, quite decent cottages stood idle for several years. The owners did not have enough strength and, possibly, money to finish building them, since this is not a cheap pleasure: after all, building materials have to be delivered from Irkutsk by water, and the shipping season here is short.

It must be said that the inhabitants of the local villages are very "economic". It is worth leaving the house unattended - they will remove everything that, in principle, can be removed, so the presence of a watchman in the house is not a luxury, but a necessity. It is even better to “attach” a guard, preferably armed, to a quality building. For example, several years ago in the village of Burduguz, inexpensive plots were being sold. The shore of the Angara, the pines are a wonderful place. Many were tempted, purchased and even began construction. But for those who did not care about security, building materials had to be bought in addition too often. This situation is, in principle, characteristic of the region and greatly hinders its development. You can buy land and build a good house in the village of Bolshaya Rechka or any other on the banks of the Angara or Baikal, but it must be constantly guarded.

There are practically no roads in the region, and the cost of delivering building materials across Baikal itself is very high, everything has to be brought from Irkutsk. And this is what increases the cost of construction, and sometimes at times.

A typical situation: a person is invited to Baikal, lured by excellent fishing and hunting, picturesque views and other things. And they offer to buy land from local residents in a very beautiful place at a reasonable price. The buyer returns to Irkutsk, is interested in the cost of building materials, works (of course, the "price tag" in Irkutsk is lower than in Moscow or St. Petersburg) and, realizing that it will pull, acquires land. Problems begin at the moment when he starts construction.

Recently, at the request of a client, I calculated the price of building a house in the village of Nizhny Kochergad (to the north-west of the village of Bolshoe Goloustnoye). In Irkutsk, a cottage with an area of ​​160 sq. meters would have cost him 2 - 2.2 million rubles, and in this area - 400 thousand more expensive: this is the amount that the delivery of building materials would have resulted in. The man was not ready for this price, and as a result, he refused to purchase the land. But not all buyers of land are so prudent. I think this is one of the main reasons for the appearance of unfinished or abandoned cottages on the Baikal shores.
